Based in Wellington and operating throughout the Greater Wellington Region since early 2017, Windy City Property Management offers premium Residential Property Management. A small team, run by David and Melanie, provide full service management. Whether it be an entire portfolio, or the management of a single rental, every property is given equal priority and cared for to the highest standard. All our staff are home owners and property investors themselves. Having been on both sides of the fence, our staff members understand what it takes to be an exceptional Property Manager. Additionally, being a small company means we are able to tailor our management of each rental to the owners requirements. Some owners prefer a more “hands off” approach and enjoy having their property ticking away in the background out of sight and out of mind. Other owners prefer to be kept in the loop. They like to feel like part of the team, and they are consulted with all decisions made regarding their rental. These owners enjoy the ins and outs of property management but are using our expertise as they are either out of the city or country, or are unfamiliar with the vast and ever-changing laws and requirements for residential property management. Part of our sign up process is working with each owner to find out how they want to move forward, and ensuring that we, as a company, fit that mould and are able to provide a service that suits each client. We offer full management of your rental for a low 7% all-inclusive management fee. Whether you have one property or twenty, our full service management is sure to impress. The management fee covers everything from listing your property, tenant checking, inspections, managing repairs and maintenance, and all administration of your property. So you can spend more time doing the things you love, while we take care of your asset and ensure that doing so doesn’t break the bank. There's no right time to call us. Tenant selection is the first step in ensuring the smooth running of any rental property. For this reason, our tenant selection is meticulous and carefully planned. The art of matching the right tenant with the right house is something we pride ourselves on. Credit, Background and reference checks form the basis of our tenant selection. This allows us to find tenants that are the perfect fit for each rental. Once tenants are selected, we ensure we treat all our tenants with the kindness and dignity they deserve. With open lines of communication and clear and respectful boundaries, our tenants have found real value in our approach to property management. With rapport and mutual respect, they are more likely to report maintenance and damages as well as care for the property to the high standards we expect and discuss prior to the beginning of the tenancy. We are well versed in the Residential Tenancies Act 1986, and as such, report with confidence to our owners and tenants about standards required for each property.
Also included in your 7% management fee is the management of any and all maintenance requirements for your property while under our management. In order to mitigate loss to your property, we take a pro-active approach. Once maintenance issues are reported, we work swiftly to have these jobs assessed and quoted as soon as possible. We then make quick contact with our owners, to discuss the options moving forward. Communication with both the owners and tenants is consistent and scrupulous, to ensure a positive outcome for all. The best part? We don’t charge you anything on top of the invoices you already receive from the contractor. So you’ll pay no more than you would if you’d arranged the job yourself. In fact, because of the relationships we have worked hard to build with our team of contractors, you can rest assured that you will be getting the best possible deal. All without the stress of having to arrange work and access for repairs and maintenance.
